"We put our South Boston condo on the market in the summer of 2012 for $475k with another realtor and we received little interest and no offers. Eventually we took it off the market for the winter. In February we researched realtors carefully and interviewed and received proposals from three different companies. John at Cap Residential stood out for us primarily due to his ability to identify and speak so enthusiastically about all of the positive aspects of our condo. Before we even received his recommendation for pricing, we felt most comfortable with him representing our property. We then received all three pricing recommendations, two of which were ranges from $460 to $475k, but John recommended a range between $529k and $549k – fully 15% higher. We were very apprehensive, but John explained in great detail why this was a realistic range and showed us that he had his finger on the pulse of the local market. We put the condo on for $529k, John brought in 70+ people to the first and only open house and we had an offer within 48 hours and the probability of several more to come. We were very happy with the first offer even though I suspect John could have got us more offers and a higher price had we given him the chance, but we decided not to wait and have just recently closed with the buyer at $509k. Not only did we receive a much higher selling price by choosing John but the whole process was smooth and handled professionally throughout. I would recommend John and Cap Residential to anyone selling in the South Boston area without any hesitation."
